 Selling your home on your own or thinking about it? There are 3 main reasons that homeowners fail to sell on their own.
1. Time available to show the property when needed. Homeowners frequently find themselves showing their property to potential buyers that are not pre-qualified, and usually attract the attention of the neighbors, curious passer-by's, and investors, that usually waist your time. You may receive complicated offers to purchase and lengthy inspection reports to review, that will require a substantial amount of time to understand the terms of the paperwork. Investors may often target you with complicated, low ball offers, trying to capitalize on any inexperience you may have.
2. Marketing the home effectively. It is not how much you spend it's how you spend it. All homes require different marketing and proper pricing strategies. Homeowners usually see agents putting signs in the yard, ads in the newspaper, holding open houses and an on-line listing of their home. They usually attempt to copy what they see agents doing. Why then, only 10% of homeowners successfully sell their home on their own? Because that 10% might be familiar with what Realtor's do behind the scenes, that the homeowners will never see.
3. Financing for the buyer. Many buyers might like your home and may make you an offer you can't refuse soon to find out they can't afford it or that the lender is refusing to fund it. You may find yourself frequently rejecting good purchase offers, if you are unfamiliar with the Financing Industry. Savvy buyers may also target you with complicated financing options in order to take advantage of any lack of knowledge you may have.
